I own a 2 car, detached garage with space above it that could be turned into an apartment (ADU) behind my home.

It has access to water and electricity.

I tried putting it on neighbor.com and got a request the second day it was up from some guy that I got weird vibes from when he visited so I deleted the listing lol. Claimed he wanted to store boxes and I think a car.

I’m never going to use the space for anything at this point in my life.

I need some ideas on how to make some dollars from it.

    I know a few people who’d rent it to work on cars

    There is such demand for small shop space for a few hundred a month. I wound up renting a fenced gravel yard/lot with a seacan (shipping container). The right garage in the right area, yeah I’d probably rent that. I see them go for $300/month which is reasonable (2 car).

    Rent it for a warehouse. If you want something sophisticated, you may renovate it and make some small rooms for people who need space for streaming.

    Set it up as and ADU and look to your close network for a tenant. You’ll find one. We converted a barn behind our house in an old neighborhood and rented it out for years to good people and it was well worth it. In fact, many ordinances are coming on that will allow basements to be turned into ADUs so this will be more commonplace. Just follow the local ordinance and codes.

    +1 for the warehouse idea. I run a small ecommerce store and would totally use a semi-private micro-warehouse like this to store excess inventory for my basement business. Reach out to small local retailers or e-commerce folks you know. Offer to rent one or both stalls. Clean it out, add good lighting. Ask them if they want shelving included, and charge more if they do.

    Rent it out. Get a realter or property manager to find you someone that matches your style. Get paid to do nothing.

    I would go ADU or if you live in a desirable area then list it on AirBNB.

    BUT, your biggest issue is going to be converting it into a livable unit and adding a sewer line if one is not already there. You could convert it to a studio which would save you some renovation cost but will also lower your rental rates.
    I would get quotes to finish the apartment. Then you could split the garage with the unit so you keep 1 space for yourself to either use for storage or parking or whatever and the other space goes with the rental. The ADU will also increase your overall property value.
